As we all move on from 2020, the team at Lawsons estate agents are looking to 2021 and the year you make that all-important property move.

Covering Thetford and surrounding areas, our expert estate agents are on-hand to make 2021 the year you make a move.

Stamp-Duty:

Of course, the saving grace for 2020 has been the cut to stamp duty on all property transactions up to the value of £500,000. But, like all good things, it has to come to an end. With Solicitors and Conveyancers already pushed to the limits to get property sales through before the 31st March 2021 deadline, it’s already taking up to a month longer than usual to complete on transactions. But that doesn’t mean it can’t happen, you simply need to be in a position to put your property on the market quickly, and be prepared that should you beat the deadline it’s a bonus.

Consider the right time:

The impact of the Stamp Duty cut has been seen and felt in the valuation of properties across the UK. As with many estate agents, we predict a price correction in some form. Which, for many who may miss out on the Stamp Duty cut, could benefit.

The right time needs to be based on your personal situation, from your motivation to move, your financial situation, and where you’re hoping to move to. All of which may not be dictated by a deadline of 31st March 2021.

Tick all the checkboxes before making an offer:

We’re experiencing a highly competitive market, which means that when you make that decision to put your property on the market, you need to ensure you follow the best steps to put you in a secure position when making an offer on your next dream home.

From gaining your mortgage in principle, to formalising your budget, as well as ensuring you have an offer on your property to get the chain moving. Each step will give you a greater chance of your property transaction being a success.

Present your property:

Make use of this festive period to ensure your property is “dressed to impress” your potential buyer. Making your home “move-in ready” will help you to secure a quicker sale. No matter how the property market is performing, your well-priced, and well-presented property will have a greater chance of finding its ideal buyer.

Is now the time to put your property on the market and make the move? Then act now, contact Lawsons Estate Agents for your property valuation.
